IRTH Group initially used Zoho for CRM, basic accounting, and record-keeping. As its real estate operations grew, Zoho's standard workflows could not support key requirements such as project budgeting, broker commissions, PDC tracking, and POC revenue recognition. This created the need for a more complete real estate ERP software solution.
To address these gaps, IRTH Group partnered with Softhealer to implement a customized Odoo Enterprise solution. The platform brought property sales, customer management, approvals, financial forecasting, PDC tracking, project budgeting, and POC accounting together in one centralized system.

Key Challenges Faced
Before the ERP transformation, IRTH Group faced challenges in managing its growing property, sales, project, and financial operations efficiently.
Disconnected Project Budgeting & Financial Forecasting
IRTH Group needed to manage multi-year project budgets covering land acquisition, construction, financing, and other project costs while comparing planned figures with actual expenses. Sales revenue projections were also not directly connected to customer payment plans and milestone-based collections.
Complex Property Unit & Sales Management
Managing large volumes of property units manually made it difficult to maintain accurate availability and created a risk of double-booking. The sales process also involved considerable administrative work for reservations, Sales & Purchase Agreements (SPAs), and property-related documentation.
Fragmented Lead Capture & Customer Onboarding
Buyer inquiries, broker submissions, customer information, and KYC documentation required a more connected process. The business needed to manage lead capture, pre-booking, customer information, and document submission as part of a unified sales journey.
Lack of Structured Approval Governance
IRTH Group lacked enforced multi-tier approval workflows for high-value sales discounts, payment-plan changes, purchase orders, vendor payments, refunds, and other financial or accounting changes. This made authorization dependent on manual processes rather than defined approval rules.
Complex PDC & Payment Schedule Management
Managing deferred payment plans, installment postponements, and large volumes of Post-Dated Checks (PDCs) across multiple bank accounts was difficult. The business also needed better control over check deposits, clearances, bounced checks, replacements, and payment schedule changes.
Manual Broker Commission Management
Tracking agency registrations, salesperson assignments, and commissions linked to customer payment milestones required manual coordination. This made it difficult to consistently determine commission eligibility and manage broker payouts.
Complex Revenue Recognition & Financial Period Control
